When Do You Need a New Roof?

Many roofing problems can be resolved with repairs, but there are times when a full replacement is the most cost-effective and practical solution.

Key indicators include:

  • The roof is over 50–60 years old (or older for natural slate)
  • Repeated repairs are needed year after year
  • Widespread tile or slate failure across the whole roof
  • Significant structural damage or widespread rot in the roof deck
  • Failing mortar throughout — ridge tiles, hips, and verges are all deteriorating
  • Ineffective or failed roof underlayer causing persistent leaks
  • Major extension or renovation requiring a full re-roof to match new work
  • Upgrading from a lower-quality material to a premium option

Repair or Replace?

Not sure whether you need a full replacement or repairs will suffice? We’ll conduct a thorough survey and provide an honest assessment, including when repairs are the better option. We won’t recommend a full re-roof unless it’s genuinely needed.

Clay Plain Tile Roofing

Concrete Tile Roofing
